AspenOne + SkiCo Share Exciting Updates for Winter 2025/2026 and Beyond | Avant Garde Aspen Luxury Real Estate

Yesterday’s Afternoon Blend on the Sundeck of Aspen Mountain brought together AspenOne, SkiCo, and community members to discuss major updates that will shape the future of Aspen and Snowmass. From housing and infrastructure to new mountain amenities and events, here are the highlights:

Community + Housing Updates

  • ACRA Relocation: The Aspen Chamber Resort Association (ACRA) is officially moving to the Obermeyer Building in the Aspen Business Center (ABC), currently under contract.

  • Lumberyard Housing Project: Aspen’s long-awaited affordable housing development is moving forward. The first building, expected in 2027, will feature four stories, underground parking, and 277 deed-restricted rental units (with nearly half being one-bedrooms).

Downtown + Public Spaces

  • Armory Hall Adaptive Reuse: A major 25-month renovation project will transform Armory Hall into a vibrant community gathering space with food halls, retail, a game lounge, visitor center, and five working kitchens.

Economic Outlook

  • 2027 Market Prediction: SkiCo projects that Aspen could see impacts comparable to the Great Recession. Forecasts anticipate lodging sales and occupancy dropping by 14% (pre-inflation), retail by 4%, and tax revenues down 15%.

Aspen/Pitkin County Airport

  • Travel + Leisure Ranking: Aspen-Pitkin County Airport was recently named the #1 most stressful airport in the U.S. by Travel + Leisure.

  • Modernization Plans:

    • Runway shift and reconstruction

    • New westside taxiway and apron development

    • Improved FBO facilities for private aviation

    • Brand-new terminal, slated for completion in 2029. Operations will continue out of the existing terminal during construction.

  • Closures: The airport will fully close in 2026 from April 23 – May 21 for upgrades.

  • Community Input: A public open house on airport modernization will be held October 30 from 5–7 PM at the Hoffmann Hotel.

Mountain Operations + On-Mountain Experiences

SkiCo announced several investments to enhance the guest experience:

  • Snowmaking & Terrain: New snowguns at Buttermilk will reduce halfpipe build time by three weeks.

  • Wildfire Mitigation: Proactive efforts across all four mountains, including Steeplechase.

  • Lift & Trail Improvements:

    • Elk Camp lift to be replaced with a new six-chair.

    • New T-bar at the Cirque.

    • Nell Bell quad coming next year at the base area.

    • New bike carriers and trail maintenance to expand summer offerings.

  • Restaurants & Lodges:

    • Ullrhoff Restaurant at Snowmass being completely rebuilt with 150 extra seats by 2027.

    • Deck expansion at Elk Camp for a more dynamic indoor/outdoor experience.

    • Merry-Go-Round receiving a full makeover with mobile ordering.

    • Alpin Room and High Alpine introducing new menu offerings.

  • Technology & Infrastructure: New cell towers at Highlands and the top of Big Burn Chair on Snowmass to improve connectivity.

  • Facilities: Ski tuning facility moving from Highlands to the ABC.

Events + Sports

Aspen Snowmass continues to shine as a global stage for winter sports and community events:

  • Toyota U.S. Grand PrixJanuary 4–10, 2026

  • X Games Aspen (25th Anniversary)January 23–25, 2026 (featuring the return of snowmobiles)

  • The Snow LeagueFebruary 27 – March 1, 2026

  • Everesting Challenge 2029 – Athletes will climb Aspen Mountain nine times in a single event.

  • U.S. Olympic Team Naming Ceremony – Aspen Snowmass will host the official team announcement in January 2026.
