The Roaring Fork Club in Basalt, Colorado is one of the valley’s most coveted enclaves. Between its world-class amenities, outstanding natural beauty, and private yet accessible location (just outside Aspen and Snowmass), its real estate tends to move slowly but with high intensity when opportunity arises. Below is what we know about the cabins, fractionals, and recent market movement — plus a look at the only major listing currently available.
The Club sits on roughly 300 acres with a collection of hand-hewn log cabins, tucked into the landscape, offering that cozy mountain cabin aesthetic combined with refined craftsmanship.
There are both fully owned residences (cabins / homes) and fractional ownership options. Fractionals allow ownership of a share, which gives seasonal or periodic access without full responsibility and cost of full ownership.
Properties tend not to be on the market often. Because supply is limited, when homes or cabins do come available, they often spend relatively fewer days on market before going under contract.
13 brand-new cabins were listed on the north side of the RFC property which were delivered summer 2021.
Here are some of the details:
Floorplans range from ~3,700 to ~4,000 square feet.
They have 4 or 5 bedrooms (with the possibility of a den) and 4.5 to 5.5 bathrooms.
Pricing for those new cabins when released began around US$5,200,000 in 2021.
Since then, several of those homes have traded in 2024 in the $6–7 million range (some smaller cabins have traded below that and they originally came in the mid-$5 million range when built in 2021.) This suggests both appreciation and strong demand for high-end turnkey cabins, especially when fewer are available.
The Roaring Fork Club also offers fractional ownership options — these are smaller units or shares rather than full homes.
Some fractionals have closed in the $1.8–$1.9 million range, giving a more accessible entry point into the Club lifestyle. (Exact units / shares will vary by size, view, amenities, etc.)
At present, the only big full home for sale in the Roaring Fork Club is:
325 Holland Hills Road – A new construction home by Peak3, delivered on July 25, listed at US$15,000,000.
This illustrates how rare it is for full homes (especially high-end new construction) to come on the market at this level.
Scarcity drives demand — because full cabins and homes don’t come available often, when they do, buyers move quickly. Lower Days on Market are common for the right properties.
Strong value appreciation since 2021: New cabins priced around $5.2M have moved into the $6–7M band in resale where condition and location are strong.
Fractionals provide alternative access: For those not seeking or not able to acquire a full single family cabin, fractionals are a viable path into the RFC lifestyle.
Premium properties demand premium price: The $15M listing shows that for top-tier new construction in the best locations, the high end of the market is quite elevated.
