A collaborative effort between local government entities and the Aspen Valley Land Trust (AVLT) is poised to secure over 4,000 acres in the Roaring Fork Watershed for conservation. This landmark initiative will ensure the preservation of a significant expanse of natural habitat in Missouri Heights, along Cottonwood Pass in Eagle County.

Securing Three Meadows Ranch

Pitkin and Eagle counties, in partnership with AVLT, announced plans to acquire the 4,251-acre Three Meadows Ranch for $27.7 million, equating to $6,516 per acre. The property, located at 6800 Upper Cattle Creek Road, represents a critical opportunity to conserve a large and ecologically valuable piece of land in the region.

The purchase offer was submitted on December 19, contingent upon the approval of Eagle and Pitkin county commissioners. If approved, the sale is set to close on February 18.

Funding the Purchase

To finance this acquisition, the partnership will draw on contributions from multiple sources:

  • Pitkin County Open Space and Trails plans to request $7.7 million.

  • Eagle County Open Space and Natural Resources will seek $12.5 million.

  • Aspen Valley Land Trust will contribute $7.5 million, supported by a generous donation from the Wexner family, noted philanthropists behind Bath & Body Works and Victoria’s Secret.

Preserving a Unique Landscape

According to Suzanne Stephens, AVLT’s executive director, the acquisition ensures that this expansive property remains intact. While long-term plans are still under consideration, a "buy, protect, sell" approach may be employed. This strategy would allow AVLT to conserve the land’s biodiversity and habitat values through a conservation easement before selling all or parts of the property.

A Rich History and Natural Habitat

Three Meadows Ranch has a storied past, serving as a stop on an old stagecoach line and supporting agricultural activities like cattle ranching. The property features:

  • Historic structures, including three cabins, two barns, and a foreman’s house.

  • Diverse ecosystems with sagebrush, oak, wetlands, aspen forests, and wildlife such as mule deer and an elk herd of over 300.

  • Significant water rights, including 29.06 cubic feet per second (CFS) from Cottonwood Creek, multiple springs, and 609 acre-feet of reservoir storage.

The largely unirrigated land supports native flora and fauna, making it a critical area for habitat preservation.

Preventing Subdivision and Development

The property’s 33 contiguous parcels could have been subdivided into 35-acre lots without any development restrictions, according to the original real estate listing. This conservation effort averts such fragmentation, maintaining the ecological integrity of the watershed.

Community and Agricultural Potential

While recreation access to the property is unlikely, the three partners are evaluating potential uses for the land. Options include agricultural leasing programs managed by the counties, ensuring continuity with the property’s historical use. A private owner under a conservation easement could pursue similar activities, provided they align with the goal of habitat preservation.

Thanks to the combined support of Pitkin and Eagle counties, AVLT, and partners like First Western Trust, this project ensures the land’s future as a vital part of the region’s ecological and cultural heritage.

With the closing date on the horizon, the acquisition of Three Meadows Ranch stands as a testament to the power of partnerships in achieving meaningful conservation goals.
