Aspen Snowmass has launched the Tenants for Turns program, designed to help tackle the Roaring Fork Valley’s housing shortage while rewarding homeowners willing to offer space to Aspen One employees. This innovative program provides local landlords with some incredible incentives while fostering a closer community bond with the ski slopes.
Program Overview
The Tenants for Turns program incentivizes homeowners who rent out a unit, ADU, guest house, mother-in-law unit, or even an extra bedroom to an active Aspen One employee. By providing housing to the employees who make Aspen Snowmass run smoothly, you’re not only addressing the valley’s ongoing housing needs but also contributing to the unique Aspen Snowmass experience.
Lease terms should begin on October 1, 2024, with a minimum duration of 16 weeks, covering the 2024-2025 winter season. If you’re new to the program or a returning participant from the past three winter seasons, there are some great incentives to choose from for meeting these guidelines!
Incentives for Participating Homeowners and Landlords
Qualified homeowners who lease to an eligible Aspen One employee can choose one of the following incentives:
- Lift Ticket Vouchers: 10 all-mountain one-day lift ticket vouchers
- Premier Season Pass: A 2024-2025 Aspen Snowmass Premier Season Pass with unlimited winter and summer access (Note: This pass does not include the complimentary Ikon Pass)
- Gift Certificate: A $1,500 gift certificate valid at Aspen One businesses, covering meals, hotel stays, rentals, ski lessons, or on-mountain dining experiences
Returning landlords also receive added bonuses, including two additional one-day lift tickets if they select the lift ticket or premier pass options.
Important Participation Details
Homeowners and landlords must apply for this program before filling vacancies. You’ll need to submit a landlord application, along with photos of your rental, a completed W9, and a signed liability waiver form. Once your application is approved, your rental listing will be available to Aspen One employees, who will reach out directly if they’re interested. It’s up to you to handle the tenant screening and lease signing.
To maintain program eligibility:
- Ensure the lease meets the minimum 16-week requirement.
- Rent to a tenant verified as an eligible Aspen One employee.
- Submit the signed lease agreement to the Aspen One Talent Acquisition team.
How to Receive Your Incentive
After your application is approved and the lease is confirmed, you’ll receive your selected incentive in one of the following ways:
- Gift Card: Available for pickup starting November 4 at the Aspen Highlands Human Resources Office. Physical gift cards must be picked up in person and treated as cash, as lost cards cannot be replaced.
- Premier Pass and Lift Tickets: You’ll receive a unique voucher number via email. To activate, call 855-238-3511 or visit a ticket office.
Program Guidelines
- All incentives are subject to taxation, with a 1099NEC form issued for $1,500.
- Incentives will be provided for winter rentals only, with no additional benefits for year-round or summer rentals.
- This program is limited to new lease agreements post-October 1, 2024, so previous rental agreements will not qualify.
