One of Aspen’s most iconic condominium resorts is entering a transformative new chapter.
Homeowners at The Gant have officially approved a comprehensive Campus Improvement Plan designed to strengthen wildfire resilience, modernize infrastructure, and protect the long-term insurability and competitiveness of the property in today’s evolving mountain environment.
After years of evaluation, collaboration, and owner engagement, the plan passed with strong participation and marks a pivotal investment in the future of The Gant Aspen.
Mountain communities across Colorado are facing increased pressure from wildfire risk, insurance carriers, and evolving building standards. For a legacy property like The Gant Aspen, proactive action became essential.
The newly approved plan focuses on:
Wildfire mitigation and defensible space strategies
Infrastructure resilience and modernization
Compliance with evolving safety and insurance requirements
Long-term preservation of property value
With an estimated investment of $63.5 million, this initiative represents a major reinvestment into one of Aspen’s most established condominium resorts.
Over 90% of homeowners participated in the vote, with 64% approving the plan — a meaningful level of engagement for a project of this scope and cost.
The resort-wide improvements are centered on reducing wildfire risk while enhancing durability and aesthetics.
Planned exterior upgrades include:
Cementitious siding and exterior plaster
Thermally modified wood siding
Standing seam metal roofing
Defensible space landscaping and fire-resistant plantings
These materials were selected not only for fire resistance but also for:
Reduced long-term maintenance
Improved insulation and energy performance
Elevated visual cohesion across the campus
Importantly, maintaining the character and architectural integrity of The Gant remains a top priority throughout the design process.
Beyond exterior resilience, the Campus Improvement Plan includes updates to common areas and resort amenities.
Planned enhancements include:
Upgraded pool and lawn areas
Modernized safety systems
New metal railings
Improved lighting that supports wayfinding while aligning with dark sky initiatives
These improvements aim to ensure that The Gant Aspen remains competitive with newer luxury inventory in the Aspen Core while preserving its identity as a classic condominium resort.
To complete the project efficiently, construction is expected to occur in one coordinated phase.
Projected timeline:
Fully operational through Summer 2026
Open for the 2026–27 winter season
Temporary closure beginning April 2027
Anticipated soft reopening: June 2028
Grand reopening: July 2028
While a multi-year phased approach was initially considered, ownership determined that completing the work in one concentrated effort would minimize long-term disruption.
Reservations are expected to resume for Summer 2028 following completion.
Currently, there are 10 Gant Aspen units for sale, each advertising a future special assessment related to the improvement plan.
HOA dues average $50,000+ annually, depending on unit size and individual assessments.

Reinforce The Gant’s standing as an iconic Aspen Core property
In a market where environmental standards and insurance underwriting are rapidly evolving, this proactive investment may position The Gant as one of the more future-proof condominium resorts in Aspen.
